Ben Polk of Americas Home Place Talks About How Bigger is Better in Housing

Ben Polk, Regional Vice President for Americas Home Place in Valdosta and Tallahassee, talks about the benefits of pricing larger homes compared to smaller homes. With Americas Home Place being a larger company and working with large suppliers, surprisingly the larger home you build the cheaper your home becomes.

I’m Ben Polk. I’m the Regional Vice President for America’s Home Place in Valdosta and Tallahassee. One of the main reasons that a lot of people wind up going with America’s Home Place is because our price and our value that we give you is just great. A lot of people are surprised when they come in to realize that not only are our smaller homes very well priced, but our larger homes are even better priced.

With us, the way our price is set up is the more house you buy the better price we can give you. Because we’re a larger company and we have offices throughout the Southeast, we buy direct a lot of our materials direct from the manufacturers, like our Whirlpool appliances, our Sherwin Williams paint. And we’re also able to buy in bulk between several different offices, so we get better prices on lumber. And the key thing is our labor prices are low because a lot of our subs, our best subs, when we find a great sub-contractor we keep them busy. Not only with my Valdosta office, but with our Tallahassee office, and Albany, and Macon even sometimes.

So that really, really helps the customer not only get the best sub-contracting services, but also be able to get great prices on material and get more bang for your buck. Because you’re buying more and because you’re buying from a company that buys more, we’re able to pass those savings onto you. We’ve got houses in the 2,500 to the 3,300, 3,400, 3,500 square foot range. Some of them are as low as $45 to $50 a square foot for the house only. So we can really, really give you a great price. And one of the best things is because we’re buying so much we get better quality materials. So nothing in the house is contractor grade. We’re putting top of the line bronze, Delta faucets that have a lifetime warranty. A Trane heat and air unit that’s got a five-year warranty on it, 30 year architectural shingles, lifetime warranty siding, flooring that has a 15-year warranty, whirlpool appliances that have a 1-year warranty. So buying from us versus buying from anybody else in our area, you're going to get more for your dollar that you’re not going to get anywhere else.
